What subfloor repair in Melbourne actually involves

The Commission says that class involves levelling and supporting existing structures to ensure they have solid foundations. Among the activities an applicant for it must show experience in, the Commission lists replacing defective sub-floor members and flooring. That is a description of a registration class and not of a repair method: nothing we read says how a member is repaired or when it must be replaced.

What the code sets for a new subfloor

For new work, the code's Housing Provisions require openings in the external and internal subfloor walls, a subfloor cleared of building debris and vegetation, and ground beneath the floor graded to suit. They apply to all suspended floors, timber or steel-framed, and to suspended concrete slabs. Whether Victoria varies them, or they govern repair of an existing house, we could not establish — so ask a provider what the finished subfloor will be built to.

In Victoria the Domestic Building Contracts Act 1995 applies to the repair of a home. Every domestic building contract carries the Act's warranties, among them that the work is done in a proper and workmanlike manner, in accordance with the plans and specifications in the contract, and in compliance with all laws. A later owner of the building can take proceedings for a breach as if a party to the contract.
