House Levelling in Melbourne

The Victorian regulator describes two classes of domestic builder in terms of levelling: re-stumping and re-blocking (levelling and supporting existing structures) and footings and slab work (underpinning work to level and support them). What house levelling in Melbourne actually involves

A floor can lose its level in more than one way, and CSIRO's footing guide separates them. Swelling clay lifts a footing, shrinking clay takes its support away, and erosion or saturation removes it. On a timber floor the guide says isolated piers rise more easily than strip footings or the piers under walls, which creates noticeable doming of the flooring. Which of these has happened decides what levelling has to fix.

Why packing a gap is not a fix

Where a gap opens between a bearer and a pier, extra blocking can backfire. CSIRO says that when the next swell in the cycle arrives, the extra blocking will push the floor up into an accentuated dome and may cause local shear failure in the soil. A 1984 CSIRO bulletin adds that effective repair cannot be achieved without a proper investigation of the problem to uncover its cause, which is the first thing to ask a provider for.

The Victorian regulator's Guide to Standards and Tolerances covers areas that legislation and a domestic building contract do not prescribe. Its 2015 edition says owners should understand the limits on re-levelling an existing structure, among them existing structural conditions, fixed points, attached buildings, extensions, plumbing installations and the likelihood of consequential damage to wall claddings. The regulator's information sheet says which version of the guide applies to your home depends on the date of your domestic building contract, so ask a provider which edition it works to.
