Underpinning prices in Melbourne

Two groups of published figures

Buildfix says GeoPoly resin injection underpinning typically falls between A$4,000 and A$16,000 on its Melbourne page, based on home size, the extent of the subsidence and access; the page prints no date. Mainmark's Victoria page says the average residential underpinning job costs anywhere between A$4,000 and A$15,000 without naming a method, and its metadata shows an edit on 25 August 2026. Those two ranges overlap. Raise and Relevel says most Melbourne underpinning costs between A$5,000 and A$30,000, depending on the method, the soil and how far the house has moved, and its page metadata shows an edit on 20 September 2026. Melbourne Underpinning, at melbourneunderpinning.com, says the cost to underpin a house in Melbourne is between A$5,000 and A$40,000, in a post dated 18 January 2026. All four pages were read on 22 September 2026, and none says whether GST is included. Each range describes that firm's own work, so together they are not one market price.

Before you agree to a price

Ask what the price assumes about the ground. Where underpinning will alter the footings or may affect them, a Victorian builder must obtain foundations data for your site before entering a major domestic building contract, must give you a copy once you have paid what is owing for it, and afterwards cannot claim an amount the data could reasonably have shown. Then ask which cause the price is built on. CSIRO says work to remediate footings is generally a job for a specialist consultant, and it describes saturation, tree roots and erosion as three different ways the ground under a footing can lose its support.
